The Structure

In 2007 we contracted with BCBE Construction Company to perform the following work scopes at One Bal Harbor:

Roof deck waterproofing system installation
Waterproofing of elevated plaza decks
Waterproofing of private balcony decks
Epoxy injection, concrete repair and detailing

Roof Deck Surface Preparation

Surface preparation at the roof decks include; cleaning and drying, the epoxy at dowels were ground down to remove gloss and lumps, loose dowels were removed and re-set. Concrete finish was prepared to equal a light broom finish and curbs were installed at duct work, vents and pipes.

The first layer of protection in the waterproofing process included the application of Vulkem at all transitions and penetrations. Vulkem 350/351 is used to create a seamless, monolithic waterproof membrane to smooth concrete.

Applying the TREMproof 250 GC

TREMproof 250GC's is the ideal single component waterproofing membrane for high-build applications in both horizontal and vertical applications. TREMproof 250GC is a high solids, VOC compliant, modified polyurethane waterproofing membrane that can be applied to green or damp concrete in both standard or high-build systems. This application was applied to the maximum thickness of 120 mils.

Drain Mat

TREMDRAIN drainage mat is installed to improve substrate drainage to predetermined drain assemblies.

Structural foam blocks are then installed to provide forming to support the slab overlay. The reinforcing for the overlay slab protrudes through the foam blocking. The reinforcing bars are tied into the concrete mesh to promote proper structural attachment.

Mesh is tied into the reinforcing pins to form integrated support for subsequent concrete overlay.
