New Construction Waterproofing Mechanics

We provide full service waterproofing solutions during a typical commercial or residential build process and there are many details where sealants and waterproofing systems are used.  The maintenance of these joints is critical to the weather tight integrity of these structures.  Some of these sealant joints may be related to window systems but many are not.  Expansion joints, control joints, roof systems, perimeters of openings, various envelope penetrations, screen frame and storm shutter framing are also in need of sub grade waterproofing systems due to driving rains and our harsh hot-humid climate.

We Provide the Ultimate Protection

Sub grade waterproofing is the treatment of a structure’s surface to prevent the passage of water under hydrostatic head or standing water conditions. We specialize in waterproofing techniques for the following areas:
 
  • Window and Door Openings - With today’s luxury estate homes and commercial buildings, the most critical maintenance item related to these newer window systems is arguably the caulking and sealant materials which are used to join dissimilar materials such as the window unit itself and the stucco cladding which the window unit is abutted to.  We specialize in preparing these openings and the proper installation of doors and windows.  (In fact, we are the only approved installer of Anderson windows in SW Florida.)

  • Roof Systems – Of course one of the most important areas of a structure to protect is the roofing systems.  We use Tremco 250 GC High Build Urethane roof deck waterproofing system which is a proven application.

  • Planter Boxes - It is generally accepted that most planter boxes leak, this should not be the case. The correct choice of an appropriate membrane combined with correct application and adequate drainage solutions will ensure that this is rectified. We use proven systems like Tremco’s Vulkam 450/451 Systems which combines a flexible and durable urethane basecoat with an ultra-violet and ozone resistant topcoat to yield an elastomeric and waterproofing seamless coating.

  • Elevated Decks - Failure of these quasi roofing systems can incur enormous damage to the structural elements of the building below.  A high majority of the water damage we see is due to faulty deck structures and waterproofing systems. The cost of repairing an out of date or failed waterproofing system can pale in comparison to the cost of repairing the concrete subsurface which it is designed to protect.  Most of the time we use Kemper Systems for waterproof coatings on elevated decks.

  • Plaza Decks - As time passes, and many residential and commercial complexes face their 20th, 30th or 40th year, maintenance issues change.  Call us as we’ll inspect your plaza deck building system in order to help you understand how it was originally constructed, expectations for its life expectancy, how to extend the life of the system, and ultimately how and when to replace the waterproofing.

    The selection of the correct system for these decks depends upon exposure, traffic patterns, and the aesthetics demanded by the client. Finish choices include the selection of color and various textures including anti-slip surfacing. Non-visible waterproofing systems for plaza decks include between-slab membranes and under-tile waterproofing.

Below Grade Waterproofing

Waterproofing below-grade building elements is critical to keeping a facility watertight. While there are many excellent systems in the marketplace that can be specified and installed, the key point to success is understanding the benefits and limitations for any particular system. Proper design and inspection is well worth the effort, especially considering the cost of excavating and replacing a failed system.  We specialize in waterproofing the following areas:
 
  • Slabs on Grade - The need to “do it right the first time” is never more important than in below-grade waterproofing. This waterproofing protects one of the two most important areas of the building, namely, the foundation (the other being the roof).
           
  • Foundation walls - Surface applied elastomeric waterproofing systems help prevent water absorption.
           
  • Between Slabs or Split Slabs - Some waterproofing situations require that a membrane be added on top of one layer of concrete and then sandwiched between that concrete and a topping surface, often consisting of another layer of concrete such as an elevated plaza deck.  This between slab membrane prevents moisture traveling up through the concrete slab into the building or, in some cases, where the slab is for example, a parking deck, over occupied space. The membrane acts as a water barrier to prevent water entering the occupied space if the surfacing system fails.
           
  • Parking Garage Decks - The rehabilitation of existing parking decks, especially those with occupied space below, such as roof-top parking, requires specialized knowledge. Typically the existing system has to be removed or neutralized, and a new one applied. The selection of the new system to withstand traffic wear, oils, and rubber residue requires the guidance of a contractor that has experience in the performance of various options under the conditions the particular project presents.
