Stucco Maintenance and Repairs

Stucco Must be Maintained - Stucco is NOT impervious to water and much attention must be given to crack repair and sealant details in conjunction with a proper installation of the stucco system. Sealing and painting stucco is the first line of defense in preventing water intrusion through the stucco veneer system, but if the system is not originally installed properly failure is bound to occur.

Contrary to popular belief, stucco needs to be regularly maintained to keep it in serviceable condition. Here is what we recommend:

Common Stucco Failures

Most failure is caused by poor installation by untrained, unmanaged field crews whose goal is to beat the clock and get paid. They are not allowing the stucco to cure between coats, not controlling hydration of the stucco, and painting too soon over uncured stucco, abating its curing process. When you paint too soon, the stucco does not reach the proper hardness and it never will for the life of the stucco cladding.

Potential causes of stucco deterioration include:

Initially uncured stucco prematurely painted - never reaching ultimate hardness
Water infiltration into the building structure, either through the roof, around chimneys and window and door openings causing wood framing to rot and metal lath and nails to rust, which eventually will cause stucco to fracture and lose its bond, ultimately de-bonding from its substrate
Structural settlement
Inadequate or leaking gutters and downspouts
Moisture migration within walls due to interior condensation and humidity
Excessive ground water along with poor drainage around the foundation
